The latest property data for almost $160 million in sales reveals the City of Logan is proving a popular destination for Brisbane and Gold Coast homebuyers wanting to take advantage of more affordable land prices and new lifestyle benefits.

Data from developer Mirvac shows the influx of homebuyers to Logan, with more than half (51.3 per cent) of land sales at Mirvac’s Everleigh community in Greenbank over the past year being Brisbane and Gold Coast buyers. The figure is more than a third (35.5 per cent) at its Kindira community in Monarch Glen, since its launch in March this year.

More than 350 lots have sold across the two masterplanned communities over that time, for a total of $159 million.

The latest Queensland Government statistics show Logan’s median homesite is $522,700, compared to Brisbane’s average of $920,500 and the Gold Coast average of $815,000.

Mirvac’s General Manager, Residential Development in Queensland, Warwick Bible, says Brisbane and Gold Coast purchasers are increasingly turning to neighbouring Logan for the opportunity to build a new home, in a growing community.

He says many people are also choosing to reinvest in the region by upgrading, with about one third of those in Everleigh and Kindira already living within surrounding Logan suburbs.

'Land constraints in Brisbane and on the Gold Coast are not only driving prices higher but limit the opportunity in those cities to build a new home,' Mr Bible says.

'Logan is a great alternative, as it’s ideally positioned about one hour from Brisbane and the Gold Coast, meaning residents have easy access to both – although, with the amount of new infrastructure and amenities being delivered, as well as significant local employment opportunities, the commute is often unnecessary.

'Across Everleigh and Kindira, we’re investing more than $400 million to help deliver new schools, sporting grounds, parks, playgrounds and transport upgrades to Logan, so another significant benefit for buyers is that they are moving to an area where everything is fresh.

'They can build a new home tailored to their family now and into the future, alongside state-of-the-art facilities, and join a community of people who are excited to create a new lifestyle in this fast-growing region.'

Nawshad and Farjana Ali, along with their daughter Nameera, 15, are among those moving to Logan to benefit from its significant expansion and the opportunity to build a new home.

The Ali family will make the move from Upper Mount Gravatt in Brisbane, where they have lived for 2 decades, when their home is completed in Everleigh later this year.

As first home buyers, they were looking for an affordable homesite between Brisbane and the Gold Coast, and found Everleigh ticked all their boxes.

'From our first sighting of Everleigh, we really loved it. It was so different to all the other estates we’d been to,' Nawshad says.

'The design really drew us in – all the parkways and walkways, the sizes of the streets and space for guest parking. Everleigh just feels so bright.

'We’ve already met and connected with some of our future neighbours. Sometimes we drive through the community and see events happening, and we can’t wait to participate.

'We’re finally getting our first home in an amazing community. We’re super excited.'

A Mirvac spokesperson says they have delivered more than 1,630 homesites since launching Everleigh in 2018, with a total 3,200 lots to ultimately be developed.

The community features Everleigh State School and the $16 million Everleigh Sports Park, with an MCG-sized AFL field and clubhouse. Construction will start on a new Coles-anchored retail precinct soon. More than 37 per cent of the masterplan is dedicated to open space including bushland, parks, and walking and cycling trails.

The first homesites in Kindira were released mid-year. Kindira will feature 7,300 lots, with 40 per cent preserved as conservation land, alongside new schools, shops, parks, sporting fields and scenic trails.

The spokesperson says homesites in Everleigh start from $565,000 for a 375 sqm lot, while homesites in Kindira start from $463,000 for a 375 sqm lot.
